Orchard Home Ownership Initiative | Roxbury, Massachusetts

Samiotes Consultants Inc. provided ALTA/ACSM Land Title Surveys for this development that is a major part of a neighborhood revitalization effort.  This project in the Dudley Square Neighborhood of Roxbury consists of the construction of 32 new homes being built on 49 vacant lots on five separate blocks to be sold to qualified households.  Samiotes also performed extensive boundary and utility research and field surveying and prepared existing conditions plans and a number of legal plans including boundary retracement surveys, subdivision plans, plot plans for Inspectional Services Department submission, and Public Improvements Commission Discontinuance and Specific Repairs plans for this project.

The Gifford School, Weston, Massachusetts

The Gifford School | Weston, Massachusetts

Samiotes Consultants performed a boundary survey of the 26 acre Gifford School campus in Weston, Massachusetts.  The school property had been assembled from a number of sources, and there were no survey plans of the entire property. Samiotes completed extensive research and fieldwork and produced property and existing conditions base plans of the campus. These AutoCAD base drawings served as a valuable base for School design consultants and for the preparation of an ALTA/ACSM Land Title Plan for financing and for Building Permit plans.

The Pine Street Inn, Boston, Massachusetts

The Pine Street Inn | Boston, Massachusetts

Samiotes Consultants, Inc. prepared an ALTA / ACSM Land Title Survey of 6 Hartford Street, Dorchester for The Pine Street Inn. Founded in 1969, Pine Street is the largest resource for homeless men and women in New England. The Inn provides a comprehensive range of services, including permanent supportive housing, job training, emergency shelter and street outreach to over 1,300 homeless men and women each day. One of approximately thirty locations operated by the Pine Street Inn, the property at 6 Hartford Street is being renovated to provide much-needed subsidized housing for homeless families and individuals in the Boston area.  For this project, Samiotes researched City of Boston, Registry of Deeds and Land Court documents; procured utility information from City and private service providers; and performed a comprehensive field survey of the existing conditions of the site. The ALTA/ACSM Land Title Survey and Surveyor’s Report prepared from this effort was a vital element in securing financing for the procurement and renovation of the property.

3 Temple Boulevard E. | Plum Island, Newbury, Massachusetts

Samiotes Consultants, Inc. used conventional and GPS surveying methods to complete a comprehensive survey encompassing topography, property line and utility inventory for a 5.4 acre parcel owned by the Town of Newbury on Plum Island. The parcel abuts the Parker River National Wildlife Refuge to the south and the densely settled cottage community of Plum Island to the north.  This parcel of sparsely vegetated sand dunes and beach had an ill-defined boundary, as it is essentially made up of “remainder” lots from an early 20th century cottage-lot subdivision by a now-defunct developer. Our extensive research effort yielded old plans by the U.S. Department of the Interior and records of the Essex County Engineering Office that allowed Samiotes to determine the boundaries of this unique parcel in one of the historic north shore harbor towns.

The Plimpton Mills | Norwood, Massachusetts

The Plimpton Mills | Norwood, Massachusetts

Samiotes Consultants, Inc. prepared an ALTA / ACSM Land Title Survey of the Plimpton Mill Complex in Norwood for the Creative Development Company of Newton, Massachusetts.  The Mill is comprised of a large frame building dominated by a bell tower and smokestack, along with several brick and block extensions and separate warehouse buildings sprawling over several blocks. From 1897 until the 1970’s the Mill housed the Plimpton Press, which at its peak employed over 1,000 people and could produce 50,000 books a day. Discontinued streets, railroad rights-of-way and utility easements made the project challenging, and Samiotes performed extensive research into Town of Norwood, Norfolk County, Registry of Deeds, Land Court and railroad documents. Utility information from Town and private service providers was also procured, and a comprehensive field survey of the existing conditions of the site was completed. The ALTA/ACSM Land Title Survey and Surveyor’s Report prepared from this effort provided a vital element in the process of securing financing for the procurement and renovation of the property.

Urban Edge Offices | 1542 Columbus Avenue, Roxbury, Massachusetts

Samiotes Consultants, Inc. conducted an instrument survey of this site and prepared an Activity and Use Limitation Exhibit Plan showing the location of the A.U.L area within the parcel.  Samiotes also prepared “metes and bounds” descriptions of the parcel and the area of the parcel subject to the A.U.L.  These were submitted with the Client’s Notice of Activity and Use Limitation, and recorded at the Suffolk County Registry of Deeds.
