Covered Bridge Conservation Cluster | Wayland, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services for the Covered Bridge Conservation Cluster, a proposed 12-lot residential development to be located off Rice Road and Apache Trail in Wayland.  SCI was hired to redesign the project after another firm’s initial design was opposed by the abutters. This project included an extensive approvals process, namely a filing with the Wayland Conservation Commission / Department of Environmental Protection (NOI), the Wayland Planning Board (Conservation Cluster Definitive Plan approval) and Board of Health approval, as well as numerous meetings with neighbors, and responding to three, separate engineering peer reviews.  The proposed construction includes eleven market-rate single-family building lots and one affordable duplex (meeting a local by-law requirement), and their associated drives, access road, landscaped areas and utilities.  Over 40% of this 30.5 acre site will be permanently protected by a Conservation Restrictions Easement.  The development contains protectable resources such as Bordering Vegetated Wetlands, vernal pools, and an unnamed perennial stream.  To protect these environmentally sensitive areas, our office designed an extensive on-site storm water management system.  To give the site a traditional New England look, a wooden covered bridge was constructed at the road crossing over the stream. This bridge, which was added to the layout by SCI, allowed six additional lots to be approved by creating an egress through the site without adding cut-through traffic to Apache Trail. The bridge also removed all acrimony with abutters (who enthusiastically supported the project after the redesign).

Stonebridge Commons – Hanson, Massachusetts

Samiotes Consultants Inc. provided civil engineering services for Stonebridge Commons, a project consisting of a 121-unit, age-restricted retirement community in Hanson. This adult retirement village entailed constructing all appurtenant roadways, landscaping, storm drainage, wastewater treatment(by others), and other associated utilities. The property is approximately 60 acres in size, encompassing both cleared and forested areas, with bordering vegetated wetlands. The project consisted of 32 buildings with 3 to 4 units per building. A special permit was obtained from the Planning Board, and an Order of Conditions was received from the Conservation Commission. SCI also provided Contract Documentation and completed the MEPA approvals process for this project.

Fawcett Street | Cambridge, Massachusetts

Fawcett Street | Cambridge, Massachusetts

Samiotes Consultants provided civil engineering services for this 600-unit housing development in Cambridge. The project consists of four buildings with underground parking plus a garage building being completed in phases. One site constraint is that the site is located within the 100-year flood zone.  DEP regulations require foot-by-foot compensatory storage of the flood storage lost due to site improvements that was overcome through grading.  Additionally, the site is located in the Alewife Overlay District zoning area requiring special drainage and other utility considerations. The existing combined sewer system in Cambridge can contain a 2-year storm, and buildings in this area are required to infiltrate on-site the difference between the 2-year existing storm runoff and the proposed 25-year storm runoff. The project required approvals from the Conservation Commission, the Planning Board, the Inspectional Service Department, and the DPW.

Stony Brook Condominiums | Roslindale, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services for the “fast-track” renovation to the existing housing complex’s 5,150 linear feet of private roadway streetscape.  The project included sidewalk improvements, street lighting, curbing and pavement rehabilitation, traffic-calming measures within the roadways, and redesigning the entrances to create a gated community.  The existing storm drainage was upgraded to meet the requirements of the Boston Water and Sewer Commission.  SCI’s Survey Department provided layout services, working hand-in-hand with both the owner and the contractor throughout the construction. The project was completed in approximately 6 months.

St. Joseph's Church | Salem, Massachusetts

Samiotes Consultants provided civil engineering and land surveying services for this residential housing development and mixed-use project in Salem. SCI assisted the Planning Office for Urban Affairs throughout the acquisition, design, and approval phases of the six-story, mixed-use, mixed-income building. The project was part of a larger, adaptive-reuse strategy for the St. Joseph’s parish property in the Point neighborhood. The project includes 30 affordable rental units and 45 condominiums - 15 of which are affordable - and a Community Life Center. This smartgrowth type initiative reuses land and buildings, is accessible to mass transit, utilizes many energy-efficient features, and promotes public safety through participation in a neighborhood crime watch program. Approval was granted by the Planning Board, Board of Health, and Zoning Board of Appeals.

Olmsted Hill | Brookline, Massachusetts

SCI has recently surveyed and mapped the site of two underground reservoirs located in the Fisher Hill Historic Area of the Town of Brookline. The survey of this 5-acre site included the sub-surface limits and depths of the 100-year old MWRA structures to be demolished and the extensive network of utility conduits underpinning the site and adjacent roads. SCI’s civil engineering department is also currently working on the subdivision, approvals and site design for thirty-four residential units of market-rate single-family homes (10 lots) and affordable housing (three buildings containing 24 units).

New View Co-Housing | Acton, Massachusetts

Samiotes Consultants Inc. provided the site civil engineering for New View, one of the first co-housing projects in the Northeast.  The development consisted of 24 units of various housing types and configurations on 21 acres.  The site design was challenging in that it required a site plan with generous open spaces, and a main pedestrian path that also served as emergency access through the development.  The project was designed to look like a traditional New England colonial village, with walkways between the buildings. In addition, local regulations were quite demanding with respect to stormwater management and roadway design criteria. The project was approved by Acton’s Planning Board and Board of Health.

The Field at Mainstone | Wayland, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services for The Field at Mainstone, a 17-unit housing development located off Rice Road in Wayland. This development is the third and final piece of the Wayland Town Meeting’s 1974 adoption of the Planned Development Zoning Bylaw. The Zoning Board of Appeals, based upon the recommendation obtained from the Planning Board, issued this special permit. This project also includes numerous easements with its abutters, Conservation Commission approval, and Board of Health approval. The construction includes six buildings that contain 17 units, with associated parking, drives, sidewalks, landscaped areas, a pressure-dosed septic system, and utilities. Samiotes Consultants Inc. provided comprehensive land surveying services including boundary retracement surveys, existing conditions plans, easement plans, certified plot plans, foundation as-built plans, condominium site plans, ALTA/ACSM Land Title Plans, and provided construction layout services for the 15.4 acre site.

Cabot Estates | Jamaica Plain, Massachusetts

Samiotes Consultants has provided both civil engineering and land surveying services for multiple projects for this 22-acre gated community in the Jamaica Plain section of Boston. SCI performed a topographic survey for the site, which served as a base for all our designs. SCI provided roadway design for upgrades, improvements, and widening to the 50,000 linear feet of paved community driveways and parking areas. SCI also designed stormwater improvements to the existing drainage infrastructure throughout the site. SCI prepared and coordinated bid documents for the proposed three phase project construction. SCI assisted the association in reviewing the bids by providing a simplified matrix that included calculations for future price increases of liquid asphalt, so the association could carry out cost analysis of financing rates vs. futures process of bituminous.

Cambridge Co-Housing | Cambridge, Massachusetts

Cambridge Co-Housing | Cambridge, Massachusetts

Samiotes Consultants Inc. provided civil engineering services for the Cambridge Co-Housing project, a 41-unit co-housing project located in an urban setting of predominantly multi-unit and single-unit wood frame housing. The main issue associated with this site was a low pressure and volume municipal water service in the street. This problem was mitigated in an affordable manner by extending an existing water main on-site and avoiding costly main extensions within the roadway right-of-way. In addition, this project included a parking garage located below grade to accommodate the increased density onsite.
