Hyde-Blakemore Condominiums | Roslindale

Hyde-Blakemore Condominiums | Roslindale, Massachusetts

Samiotes Consultants, Inc. provided civil engineering services for the development of the Hyde-Blakemore Condominiums, an affordable housing development that provides 13 units in three buildings along Hyde Park Avenue in Roslindale.  Units in each of the duplexes will take advantage of solar power through photovoltaic panels installed on the roof. Each building is separated from its neighbor with a carefully considered landscape strategy. Not only did this take into account the desire for more greenery as well as privacy between buildings, but also addressed other environmental issues, such as storm water run-off through grading and the use of bioswales.  The project utilizes green design techniques including: native drought-resistant plants to avoid the need for an irrigation system, surface drainage, low-impact techniques to manage storm water on-site, and maximizing green space with approximately 1,150 sf of green space per unit.  SCI assisted the Client in gaining approvals from various City of Boston Departments including Boston Water and Sewer Commission, Public Improvements Commission and Inspectional Services, plus negotiations with the MBTA.  This project was featured in a  HYPERLINK "http://www.boston.com/realestate/news/articles/2008/08/03/looking_good/" cover story in the Boston Globe Home section about a new generation of affordable housing.

Elm Brook Housing | Concord, Massachusetts

Elm Brook Housing | Concord, Massachusetts

Samiotes Consultants Inc. provided the site civil engineering for this M. G. L. Ch. 40B development off Virginia Road.  This town-sponsored development consisted of 12 single family homes in village-like clusters. The design was a challenging one that SCI took over mid-process from another engineering firm. The approvals process faced vociferous opposition from the neighborhood during the ZBA, Planning Board, Board of Health, and NRC approval process. In addition, local and state regulations were quite demanding on stormwater management and roadway design criteria. The latter was appealed to the DEP and received a subsequent Superseding Order of Conditions.

Orchard Home Ownership Initiative | Roxbury, Massachusetts

Orchard Home Ownership Initiative | Roxbury, Massachusetts

Samiotes Consultants Inc. provided land surveying and civil engineering services for this major part of a neighborhood revitalization effort.  This project in the Dudley Square Neighborhood of Roxbury consists of the construction of 32 new homes being built on vacant land to be sold to households with incomes below 80% of the area’s median income. SCI surveyors performed extensive boundary and utility research and field surveying and prepared existing conditions plans and a number of legal plans including boundary retracement surveys, subdivision plans, plot plans for ISD submission, PIC plans and ALTA/ACSM Land Title Surveys for 49 vacant lots on five separate blocks. Careful attention to grading to minimize grade cuts was necessitated by environmental concerns on some of the sites. These concerns also proved a challenge for stormwater management, precluding the use of sub-surface detention systems in the design.  Rain gardens and other low-impact development techniques were used to meet storm water quantity and quality requirements. Approval for each of the individual units was obtained from the Boston Water Sewer Commission.

St. Jean-Baptiste Redevelopment | Lynn, Massachusetts

St. Jean-Baptiste Redevelopment | Lynn, Massachusetts

Samiotes Consultants provided site civil engineering for this redevelopment, which created 24 new affordable-housing units and 14 new home-ownership units from the former St. Jean-Baptiste parish and school. The project, sponsored by the Roman Catholic Archdiocese of Boston, entailed a great deal of new construction: a 3-story apartment building containing 22 units, a two-family apartment building, a community center and parking lot, and 7 duplex townhouses (14 units) with associated driveways. The site was a challenging one, due to the tight, urban setting and issues with proper setbacks and utilities.  SCI gained approval from the City of Lynn Water & Sewer Commission.

JP Apartments | Boston, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services for this project in the Jamaica Plain and Dorchester neighborhoods of Boston. JP Apartments is a scattered site moderate rehabilitation project, consisting of 103 apartments in 10 buildings. SCI surveyors performed extensive boundary and utility research and field surveying and prepared existing conditions plans for site design by our engineers. That work included handicap accessible parking spaces and ramps, sidewalks, sanitary sewer, domestic water
and fire protection building connections, and storm drainage systems. The project required approvals from the Boston Water and Sewer Commission.

Cambridge Housing Authority | Cambridge, Massachusetts

Samiotes Consultants provided civil engineering services consisting of mitigating major drainage and sewage problems in a cost-effective manner for this multifamily housing project for the Cambridge Housing Authority. SCI designed a plan that worked with the topography of the site in a way that provided significant stormwater management and resolved cross connection issues that Authority had with the Cambridge Department of Public Works.

Mountain Village Community Building | Worcester, Massachusetts

Samiotes Consultant’s Inc. provided civil engineering design services for the design of a community building for Mountain Village Apartments in Worcester Massachusetts, a 200 unit apartment building that includes 35 buildings on 13 acres of land.  The services included designing utility connections to the new building and the stormwater management as well as reconfiguring the parking lot to accommodate lost spaces and ensuring the building meets parking and accessibility requirements. The stormwater management included a variety of measures to ensure the runoff quantity and quality was improved. The project received approval from the Worcester Conservation Commission and Worcester Planning Board.
