Mass Audubon | Sites in Massachusetts and New Hampshire

Samiotes Consultants Inc. has provided civil engineering and land surveying services for Mass Audubon at numerous properties including the Habitat Education Center in Belmont; Camp Wildwood in Rindge, NH; Joppa Flats Education Center in Newburyport; Laughing Brook Wildlife Sanctuary in Hampden; the Ipswich River Wildlife Sanctuary in Topsfield; and the Waseeka Wildlife Sanctuary in Hopkinton. This environmentally-sensitive work included new electrical and communications conduits and water lines to resolve perpetual leaking and outage issues, gaining numerous municipal and state approvals, designing a sanitary sewage pump station/system, soil erosion and sediment control, storm drainage design and management, and site grading. In addition, SCI’s Survey Department performed a topographic survey which was used as a base for dam repair, due to flooding caused by beaver activity.  SCI has worked on numerous projects at Mass Audubon’s 232-acre Drumlin Farm location in Lincoln, including the Discovery Center, the Farm Life Center, relocation of the preschool, and a floating dock system to be used by staff and their children in an educational program.

Symphony Hall (BSO) | Boston, Massachusetts

Samiotes Consultants, Inc. provided civil engineering and land surveying services for the handicap-accessible entrance/ticket window on Massachusetts Avenue, and the rehabilitation of the St. Stephen’s Street parking lot for the Boston Symphony Orchestra.  The ticket window project included coordinating with the city DPW’s Master Plan for Massachusetts Avenue, Boston Water and Sewer Commission approval, and Public Improvements Commission approval.  The parking lot rehabilitation entailed preparing a re-grading/drainage plan to cure a stormwater intrusion issue. This project was required to meet the Groundwater Conservancy District Regulations as part of the BWSC approval.

YMCA | Roxbury and Framingham, Massachusetts

YMCA | Roxbury and Framingham, Massachusetts

Samiotes Consultants Inc. provided land surveying and civil engineering services for both the Roxbury YMCA and the Metrowest YMCA in Framingham. The renovated Roxbury space allowed for a dedicated teen center and a new community room. SCI provided complete land surveying services, including an ALTA/ACSM land title survey and a topographic plan for this 34,000 sf parcel situated near Egleston Square. Civil work included renovation of the exterior site infrastructure including storm drainage, grading, and paving. Approvals were obtained from the Boston DPW and Boston Water and Sewer Commission. In Framingham, the project consisted of expanding the existing parking lot. These services included the design and approvals of the parking lot layout, storm drainage system, and landscaping. Samiotes Consultants provided computer-generated graphics to illustrate methods of access and egress to the building for the Framingham Fire Department. Approvals were obtained from the Town of Framingham.

Society for the Preservation of New England Antiquities | Lincoln and Waltham, Massachusetts

Historic New England | Lincoln and Waltham, Massachusetts

Samiotes Consultants provided civil engineering and land surveying services for the historic Codman Estate property located in Lincoln. Historic New England asked SCI to design a drainage system that would allow a reduction in the pond’s water level to historic levels.  SCI also designed a drainage system to help reduce ponding in the Italianate garden.  Approvals for both projects were gained from the Lincoln Conservation Commission.  Samiotes Consultants provided land surveying services for Lyman Estate.  This historic country estate consists of the 1793 Lyman mansion, a carriage house, gardeners cottage, and greenhouses set in thirty-seven acres of pleasure grounds, gardens, and woodlands. SCI surveyed the estate and prepared an AutoCad existing conditions base plan including topography and utilities for the immediate and future use of the Society.

Artists for Humanity EpiCenter | South Boston, Massachusetts

Artists for Humanity EpiCenter | South Boston, Massachusetts

Samiotes Consultants Inc. provided civil engineering services for the new Artists for Humanity EpiCenter, at the edge of Boston’s Arts District, along the south waterfront.  The sustainable design project consisted of the removal of the existing building that occupied the site, and the construction of a new 22,500 sf, multi-story building along with new parking and landscaped areas.  The site-related aspects of the LEED certification included using concrete pavement to reduce heat build up in the site’s impervious surfaces, treating 80% of the total suspended solids, and 40% removal of phosphorus from the storm drainage run-off, and storing and re-using roof drainage for site irrigation purposes.  The EpiCenter project has received a LEED Platinum Certification, the highest level awarded by the U.S. Green Building Council and was chosen as a top ten green project by the AIA Committee on the Environment.

Mount Auburn Cemetery | Cambridge and Watertown, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services on two projects for the Mount Auburn Cemetery property, on the Cambridge/Watertown border. For the first project, SCI provided drainage assessment for a proposed structure at 14 Sawin Street. SCI performed a survey of utilities and the drainage at the cemetery’s operation center. SCI met with City officials and subsequently designed a drainage plan for the new building. SCI also provided Construction Administration services through completion of the project.  Additionally, SCI provided civil engineering services associated with a wash bay in the garage at Mount Auburn Cemetery. SCI designed the sanitary sewer connection from the wash bay in the garage to the sewer line in Mount Auburn Street. This task included submitting a plan to the Watertown DPW for approval. SCI also prepared the application associated with a permit required by the MWRA.  For the second project, SCI performed Construction Layout Services in support of a renovation of this historic 1840 Gothic Revival chapel.  SCI surveyors established a closed control network through the Chapel and its basement in order to accurately transfer the location of the finished stonework and proposed floor corings from the Chapel floor to the vaulted ceilings of the basement below.  This work will allow project masons to drill through the floors for proposed HVAC ductwork without fear of structural damage to the carved stonework of the Chapel.  Bigelow Chapel was designed in the Gothic Revival style by Dr. Jacob Bigelow working with architect Gridley J.F. Bryant. The Chapel’s original stained glass windows were created in Edinburgh, Scotland.

Samiotes Consultants, Inc. provided civil engineering services for a renovation of the existing building and the construction of a new addition for Rosie’s Place located at 887 Harrison Avenue in the South End of Boston.  Rosie’s Place is a sanctuary for homeless women offering emergency and long-term assistance to women who have nowhere else to turn.  Founded in 1974, Rosie’s Place welcomes each guest with respect and unconditional love.  SCI’s responsibilities included the connection to domestic water supply, fire protection services and storm drainage systems as well as obtaining Boston Water and Sewer Commission approvals for utilities, site layout and grading.

Maud Morgan Visual Arts Center | Cambridge, Massachusetts

Samiotes Consultants provided civil engineering and land surveying services for a new 3,189 sf, 2-story arts center.  Responsibilities included the connection to domestic water supply, fire protection services, sanitary sewerage and storm drainage systems.  As part of the storm drainage system SCI designed on site infiltration/detention system detaining volume of stormwater equal to the difference between the pre development 2-year storm and post development 25-year storm.  In addition, Samiotes Consultants, Inc. was also responsible for the site grading aspect of the project.  Survey services included documentation of existing conditions, construction layout and as-built plans.
