Samiotes Consultants Inc. is currently providing civil engineering and land surveying services at the Groton School in Groton. The Campbell Performing Arts Center project included relocating the main, historic gates at the entrance to the school, re-routing Shirley Road around the Center, and mitigating the effects of the construction on a wooded site. Another challenging project was the new Visual Arts building. The layout and utility design was a formidable task - especially relocating the existing utilities - because the site is in the Historic District and most of the utilities were underneath the proposed footprint. The school also hired SCI to design a drainage system to mitigate stormwater problems affecting the western portion of the campus. This self-contained drainage enhancement design was approved with just an overflow to the wetlands. Other projects on campus include: the faculty housing development (5 houses), the daycare center, the Brooks House dormitory expansion, the new Buildings and Grounds Offices, the Graves House renovation, expanding the existing boathouse, the biomass heating conversion, the phosphorous treatment plan upgrade and the headmaster’s house.  SCI’s land surveying department was hired to develop a campus base plan for approximately 470 acres.  The base plan was developed using digital orthophotography (aerial survey) and included a GPS (Global Positioning System) survey to establish horizontal and vertical control.  The aerial survey was then supplemented with on-the-ground topographic surveys and layers were added showing individual underground utilities.  The plan will serve as a foundation for a future Geographic Information System (GIS) that the Groton School is in the process of developing.

Middlesex School | Concord & Billerica, Massachusetts

Middlesex School | Concord & Billerica, Massachusetts

Samiotes Consultants Inc. has provided civil engineering and land surveying services for numerous large-scale projects on the existing campus. Currently SCI is working on the new boathouse to be located on the Concord River in Billerica.  One of the largest and most controversial projects was the East Fields Athletic Facilities expansion - including completion of the access road and ancillary buildings and two new synthetic turf athletic fields, a timber bridge for a wetlands crossing, eight tennis courts, and a low-impact development stormwater management system. SCI also completed civil work on the new Clay Science and Mathematics Center (with observatory), the Athletics Center expansion, and the new dormitory. In addition, SCI created the civil design for the newly-constructed faculty housing development (three houses constructed, planning/approvals for up to nine). All of these projects required approvals that were obtained from the Natural Resources Commission and the Planning Board. Other campus projects include additions to Higginson House, the Head of School House, and the chapel expansion.

Perkins School for the Blind | Watertown, Massachusetts

Samiotes Consultants, Inc. is providing civil engineering and land surveying services for the new Lower School Building (LSB) and the Grousbeck Center for Students and Technology (GCST).  The construction of the LSB required the reconfiguration of the existing parking area to create an added number of spaces and to provide emergency access / drop-off to the new building.  The project used the existing pond on campus to efficiently manage the stormwater in a “country drainage” methodology - thus saving the school considerable costs associated with a more traditional detention system.  The project was permitted through the Conservation Commission who commended the School on it “out of the box” thinking on the drainage.  The project also received approval from the Planning Board, Zoning Board of Appeals and Historic Commission and is currently under construction.  The GCST will increase Perkins’ ability to integrate technology into every phase of a Perkins education, including academics, music, art, life skills, mobility training, recreation and is currently in Design Development.  This scope also included a campus-wide parking study that detailed existing and proposed counts and numerous alternatives for reconfiguration.

Phillips Academy Andover | Andover, Massachusetts

Phillips Academy Andover | Andover, Massachusetts

Samiotes Consultants Inc. provided civil engineering services for multiple projects at Phillips Academy Andover.  The new sports complex included two new hockey rinks (constructed in two phases) and replacement of the Phelps Stadium seating for the historic Olmsted designed field.

The Phillips Academy Ice Rinks feature two sheets of ice – the Harrison Rink (200’ x 94’), which is the main arena with seating for 400, and the smaller but NHL-sized South Rink (200’ x 85’).  This state-of-the-art facility is utilized year-round for Andover teams, hockey camps, town youth hockey, and ice skating programs.  It includes locker rooms for all four PA hockey teams and visiting squads, an athletic training room, spacious lobby and viewing areas, and locker room space for teams using the nearby Phelps Stadium during the fall and spring seasons.

This work required an extensive approvals process, namely filing with the Andover Conservation Commission / Department of Environmental Protection, the Andover Planning Board, the MassHighway, the Massachusetts Environmental Policy Act and the Andover Historic Commission, as well as numerous meetings with neighborhood groups and a peer review.  SCI also designed additional tennis courts on the campus, drainage mitigation for the quad and new sewer tie-ins for existing faculty housing, all of which included Conservation Commission approval.

St. Sebastian’s School | Needham, Massachusetts

St. Sebastian's School | Needham, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services for numerous projects for St. Sebastian’s School. These projects included the Art + Academic Center; the reconstruction of the hockey rink and parking lot; reconfiguration of the athletic fields; the new tennis court (six new courts) project immediately adjacent to the Charles River; the conversion of the athletic fields from natural turf to infill turf fields, and the proposed reconstruction of the Administration Building / Gymnasium. These services included grading, layout, construction layout, surveying, utility design (including an extensive stormwater management system), and pavement design. Additionally, SCI was the lead consultant on approvals with the Planning Board, Conservation Commission, and Engineering Department. There are numerous Rivers’ Act issues due to the site’s proximity to the Charles River.

Buckingham Browne & Nichols – Nicholas Athletic Center | Cambridge, Massachusetts

Buckingham Browne & Nichols (Nicholas Athletic Center) | Cambridge, Massachusetts

Samiotes Consultants Inc. provided civil engineering services for the Nicholas Athletic Center at the Buckingham Browne & Nichols School on Memorial Drive in Cambridge. This sports complex included a new gymnasium, a new hockey arena, and rehabilitation of an existing baseball field. Rehabilitation of the baseball field was required to address problems such as an irregular playing surface and a high water table that caused the field to be saturated and therefore, unplayable for extended periods of time in the early spring and following heavy rainstorms.  The irregular playing surface was the result of a differential settlement of peat below the field, which was mitigated by surcharging the ground surface to compact the soil.  Designing utility services for the project presented many challenges, most notably when relocating existing, undocumented utilities from the roadway behind the complex to the opposite side of the facility.  Utility relocations were accomplished without an interruption in services to the School and without any interruptions to contiguous properties, such as Shady Hill School and private neighborhood residences.  The sports complex received numerous awards including the Boston Society of Architects’ Honor Award for Design.

Fessenden School | Newton, Massachusetts

Samiotes Consultants Inc. provided civil engineering and land surveying services for the new athletic facility and reconfigured athletic fields. Prior to this project, SCI completed work on a new classroom building, a new swimming pool, two new academic wings for classrooms, and the design of a new student drop-off area for the school. The layout and utility design of the new classroom building, especially relocating the existing utilities from underneath the proposed footprint, was daunting due to the fact that most were undocumented. The existing sanitary sewer lines, due to invert elevations, required the City of Newton Engineering and Building Departments to approve re-routing them through the existing building. This relocation had to be accomplished while maintaining services to the school. Also, the location of the existing playing fields and the proposed classrooms required pushing the limits of grading and turning curve radii to their furthest extent while respecting safety and approval consequences. As a result of our work on this project, Samiotes Consultants Inc. was hired to design a drainage system to mitigate existing stormwater problems on the lower campus playing fields and numerous other infrastructure projects. This self-contained drainage enhancement design was approved with an overflow tie-in to the municipal drainage system and Cheesecake Brook.

The Gifford School | Weston, Massachusetts

SCI provides Civil Engineering and Land Surveying services for the Gifford School.  SCI surveyors have performed campus-wide boundary and existing conditions surveys.  One summer infrastructure project involved the design and construction layout / administration of a terraced parking layout and driveways to improve capacity and traffic flow through the school. Currently, SCI is the civil engineer / land surveyor for the Fenn Center to replace a building destroyed by fire.  The construction of the new building required a fast-track response to minimize the interference with the school’s operations.  The project received approval from the Planning Board through the Limited Site Plan Approval process; although the Town of Weston’s permitting process was strictly followed the permitting process was expedited by the project team to receive a prompt approval.

St. George's School Dormitories | Middletown, Rhode Island

Samiotes Consultants Inc. provided civil engineering services for the construction of two new dormitory buildings for St. George’s School. The project included the dormitories, parking areas, and entrance roads. SCI’s responsibilities included the design for the domestic water supply, fire protection services, sanitary sewerage and storm drainage systems, as well as the review and approval of grading, and layout of the building and other site elements. The storm drainage management system included the design of a 9,000-cubic foot underground detention structure in accordance with state and local regulations, to mitigate additional runoff from the newly-developed areas.

Milton Academy | Milton, Massachusetts

Samiotes Consultants, Inc. provided Civil Engineering services for the expansion of the Caroline Saltonstall Gymnasium, as well as the Crossroads Development, Warren Hall and Wigglesworth Hall.  The scope of services provided by SCI pertained to site drainage, water and sanitary infrastructure, as well as resolving numerous utility infrastructure issues with the Town of Milton on pre-existing, unknown structures and utilities on campus.   Warren Hall and Wigglesworth Hall earned Leadership in Energy and Environmental Design (LEED) Green Building Certification - a place among the country’s finest "measured" green buildings. Milton is among the first independent schools to receive a LEED certification. According to the U.S. Green Building Council, the LEED certification identifies Milton’s buildings as pioneering examples of sustainable design; it recognizes Milton’s leadership role in transforming the building industry and marketplace.
